There are many things you need to consider and get right when you are about to sell you home, and before you go in the market you really need to consider these Two Things To Catch Home Buyers Attention in the Home Selling Process.

The pictures

All pictures need to make your home stand out and show the qualities of your home. Especially, that main picture that represents your listing and is the first one the buyers see! For the pictures you really need to hire a professional photographer, not just go with an iPhone or android device because they claim to take professional pictures. You actually need a professional! When you hire me as your real estate agent to sell you house, I will hire and pay for that professional!

The Pricing

Pricing your property right the first time that goes in the market is so crucial! I see so many homes staying on the market for long periods and some owners having a hard time selling it even at a low price. These are cases in which people look at how long it’s been sitting in the market and think that something is wrong with the house and will pass just like everyone else. When I price it right, I’m not talking about extremely low and right isn’t high either. There is so much misconceptions about the price you should advertise your property, and you really need to work with a Realtor who has a good knowledge of your market. Someone you can truly trust that is also capable of producing a good comparable analysis and take realistic considerations of all improvements, and needs of improvement in your house. An agent who can elaborate the right pricing strategy with the goal of bringing as many buyers to a, what I like to call a, “bidding war”.

Pricing your property to  a low price might also hurt you as a seller, since many buyers might think there is something wrong and will just pass on to the next one. The price cannot be too high or too low, IT MUST BE JUST RIGHT FOR THE MARKET!
